The Desert market continues to be so strong that we still have a large lack of inventory. As of October 1, there were only 836 properties available in Palm Springs, Rancho Mirage, Palm Desert, Indian Wells, and La Quinta. At this time last year, we had 2,000 properties available. In a normal season, we would have at least 3,000 to 4,000 units. However, we’ve had a large increase in buyers looking for homes and condos.
In the past, the top month for the closing of escrow in the Desert was June. Most people decided to buy at the end of the high season and close in June. This way, they could get their new house ready over summer for the new season starting in November. Now we have only 836 properties, and the seasonality of sales is gone. Every month would be a big sales month if we had more inventory. To that end, my team has a program called Less Stress Selling where we do all the hard work for you.

I realized, some time ago, that many sellers were avoiding coming on the market due to the amount of work that’s required to get a home or condo ready to get top dollar, especially if you or a relative has lived in the home for decades, like a lot of our properties.
Our Less Stress Program’s goal is to:
- Reduce all our sellers’ stress, whether they’re in or out of town.
- Get more inventory on the market that might not otherwise get to market. Specifically, from out-of-town sellers.
- Get our sellers top dollar.
I do not charge for managing this process. You’re only charged for any labor (that you approve) that’s required to pack, clean, move, etc. My team has the ability to arrange for consignment, donation, and trash pickup, as well as shipment of the items you want from your home. I also have people that can do the wrapping and packing as well as the cleaning and repairs you need to get a home ready for market.
Today I’m introducing our Less Stress Selling program to help sellers.
Our process is very simple. I will review the home, the selling price, and the timeline with you. Then, I will advise you on what will make the home market-ready. Next, we have a virtual strategy session to decide what you want to be sent back to you, what to donate, etc. Your home will be listed so that I can arrange all the photos, videos, and marketing while the cleaning occurs. Finally, we can hit the market running with a property that will be priced to sell and looking its best.
